Trincomalee District covers the coast from Kuchchaveli in the north to Verugal in the south, with the town itself built around one of the deepest natural harbours in the world. Most residential demand sits in Trincomalee Town, Uppuveli and Nilaveli, where proximity to the beach and to the town centre keeps prices firmer than in the inland divisional secretariats.
Land is normally advertised by the perch, and a 10 to 20 perch plot is the usual residential size. Prices vary sharply with road access and distance from the coast: beachside land at Nilaveli trades well above inland plots of the same extent at Mutur or Kinniya. Buyers should confirm the deed and survey plan before any deposit, and check whether the plot falls within the Coast Conservation Department buffer.
Rentals are dominated by two and three bedroom houses and by upper-floor apartments in the town, with demand from public sector staff, NGO postings and the tourist season along the northern beaches.
